Today, I signed up for a free listing marketing website call RealBird.com.  They have free widgets and flyers you can make and post to your Internet marketing.  It is one more tool you can use to make your sites look different from everyone else's.  You can also make listing presentations.  Check out the widgets I made from their site on my side bar. Free is always good and of course they have an upgraded program that has a fee and offers more goodies.  Take a look at the site. http://realbird.com and try it out for your self.

I feel like Im in a Real Estate Twilight Zone. 

I have several listings but none of them are getting the traffic they deserve.  I have several buyers that I can not find the right property for.  Its a case of both not enough buyers buying and not enough good inventory at the same time.  On the buyer agent side: I am not talking about picky buyers or overpriced buyers.  I can not find a descent home that will except FHA financing.  I keep running across Bank reos, major fixers, and short sales.  It has been quite depressing.  Yesterday a house came on the market, I met my client when she got off work, showed the home, wrote the offer, and went to fax it and the agent said he had just ratified a contract.  I wanted to die!......  But its like that sometimes.

Here in Hampton Roads, I have been bending over backwards to keep deals from falling apart,  I have rebated commissions, given Home Warranties, everything short of moving people in.  But I have met with another agent who did help her clients move and have a garage sell.

Contract negotiations lately have been a creative use of words and out side of the box thinking to make sellers and buyers happy!.  I have pushed all the skills, knowledge, and training to the test and I'm happy that things have worked out.  I did notice the more I gave the more I received so I never felt cheated or disappointed.  My vendors are even being creative.  My lenders have kicked in lenders credits, my title companies have reduced their fees-I guess it is a sign that everyone is pitching in to help make and keep new business.   

Have you done anything out side the box to get a contract, listing, or close a deal?

FHA Loan limit increased in Hampton Roads, VA Areas: Norfolk, Chesapeake, Virginia Beach, Portsmouth, Suffolk, Hampton, Newport News. has raised to $428,750.

Be aware these higher loan limits are temporary and may expire at the end of 2008. Use this to drum up some immediate new business. FHA loans are insured by the government to allow a greater number of Americans to own or refinance a home of their own.

U.S. Department of Housing and Urban Development Secretary Alphonso Jackson said, President Bush and Jackson continue to call on Congress to pass a permanent bipartisan solution to help more families quality for FHA-insured mortgages, which allow low-income, minority and first-time homeowners access to prime-rate financing so they afford to purchase a home.

On January 17, 2008, Detective Jarrod Brent Shivers was killed in the line of

duty. An account has been opened at the Bank of Hampton Roads for Detective

Shivers. Donations can be made under his name or under an account named

"Officer Down."

Jarrod Brent Shivers, 34, died in the line of duty Jan. 17, 2008. He was a native of El Paso, Texas and had

lived in Chesapeake for eight years and was preceded in death by his mother, Judy Nelson Shivers. He was

a graduate of West Chester East High School and St. Leo's College and was a former volunteer fireman

with the East Goshen, Pa., Fire Department. He was a devoted husband, son and father and was a Harley-

Davidson motorcycle enthusiast and loved mountain biking. Jarrod was a detective with the Chesapeake

Police Department, having worked as a uniformed patrol and bicycle officer and most recently was a

detective in the Special Investigations Section. He was a SWAT Team operator and breacher. He is

survived by his wife, Nicole Bowers Shivers; two daughters, Brittnie J. Bowers and Ashleigh T. Shivers; his

son, Landon C. Shivers, all of Chesapeake; his paternal grandparents, Lester and Evelyn Shivers; his

parents, James R. Shivers and Sandra Shivers, all of Downingtown, Pa.; his sister, Jennifer L. Shivers of

Oakland, Calif.; stepsister, Andrea Tancredi of Clayville, N.Y.; stepbrother, Mark Sarojak of Downingtown;

and five nieces and nephews. A funeral with full police honors will be held Tuesday in Great Bridge Baptist

Church at 11 a.m. by Pastor Jim Wall. Burial will be in Forest Lawn Cemetery, Norfolk.  Memorial

donations may be made to the Jarrod B. Shivers Memorial Fund c/o Bank of Hampton Roads. Online
