Have you ever used a structural engineer? Last week was my first experience in 12 years having to have a foundation inspected by a structural engineer. At the recommendation by the FHA appraiser as a condition to close we needed to find out if the foundation of a home was structurally sound. The property was a rehab, jacked up and reset but according to the engineer there were no extra support beams in the middle of the home causing a slanted effect throughout. I represent the buyer so in order to insure he was not getting a broken home we found an engineer to go out.
I called several companies on a Saturday and to my surprise no one was willing to jump up to go inspect within the next week. After several phone calls a home inspector I knew recommended an engineer to me. I finally called David Henin of Henin Engineering. He works the Richmond, Virginia area down to the Virginia Beach areas. He drove over 40 miles to inspect the property the very next day. Now all though he did recommend some work needed to be done and it took more negotiations for the seller to agree to fix the items. In the end my client will not have to cancel and be able to move in to a structurally sound home. He even went back after the work was done to sign off that it was done correctly.
