Active Rain Withdrawal!

The Sun is starting to shine and wow its been busy.  I have not logged on in about 3 days.  And I am going thru Active Rain withdrawal.  Contracts have been negotiated, closings have closed and now I need my daily dose of AR.  I need to hear the positive messages, knowledgeable information and tips that are here.  I need a big cup of tea and get ready to read the many blogs posted since Saturday! I know there is valuable info I have missed so let me get started.

Bad Technology

Sometimes I long for the old days, When all homes had a contractors lockbox.  I am a dedicated TREO 700 user and today my infrared died.   The Hampton Roads Real Estate Lady I was on appt with a repeat buyer that I helped buy a condo last year for their daughter.  This time they flew in to Virginia all the way from California to buy their son a Condo.  It took me a while to identify the problem with my ekey, I tried to open three different lockboxes in one Condo community. The problem was something you would not know you had unless you were trying to open a lockbox.  I uhad used it the day before with no problems.  Yes, It was updated and esynced.  I called ekey troubleshooting, and they had me do a million different things to diagnose the problem then finally.  It hit me the green lights not blinking.  So I told my client lets reschedule for Sat, luckily they didnt kick me to the curb.   I made the next best trip to the also useless Sprint store. They fiddled for two minutes and said they need to give me a replacement phone.  Luckily I gave my husband my Treo 650 and I came hold and downloaded my ekey software with a new update code to his phone.  Now though temporarily back in business this is a reminder that some times old technology is better then new.  What do you think?

Have any of you Active Rainers joined the Reo Agent Directory specifically http://www.reoassign.com/.

When reviewing there website: They explain they offer different packages you can use to set your self up on a directory listing to attract REO Asset managers. They say they automatically link to ReoAssign.com, ReoAgentDirectory.com, ReoAgentList.com, ReoListingAgents.com and ReoAgentRoster.com and LinkedRE.com.  I understand that this is just a directory and they dont say they guarantee you any leads.

Need a Structural Engineer in Virginia

Have you ever used a structural engineer?  Last week was my first experience in 12 years having to have a foundation inspected by a structural engineer.  At the recommendation by the FHA appraiser as a condition to close we needed to find out if the foundation of a home was structurally sound.   The property was a rehab, jacked up and reset but according to the engineer there were no extra support beams in the middle of the home causing a slanted effect throughout.  I represent the buyer so in order to insure he was not getting a broken home we found an engineer to go out. 

I called several companies on a Saturday and to my surprise no one was willing to jump up to go inspect within the next week.  After several phone calls a home inspector I knew recommended an engineer to me.  I finally called David Henin of Henin Engineering.  He works the Richmond, Virginia area down to the Virginia Beach areas.  He drove over 40 miles to inspect the property the very next day.  Now all though he did recommend some work needed to be done and it took more negotiations for the seller to agree to fix the items.  In the end my client will not have to cancel and be able to move in to a structurally sound home.  He even went back after the work was done to sign off that it was done correctly.  If you could use the services of a licensed structural engineer, contact , email Heninengineering@gmail.com.
