Here in Hampton Roads, I have been bending over backwards to keep deals from falling apart, I have rebated commissions, given Home Warranties, everything short of moving people in. But I have met with another agent who did help her clients move and have a garage sell.

Contract negotiations lately have been a creative use of words and out side of the box thinking to make sellers and buyers happy!. I have pushed all the skills, knowledge, and training to the test and I'm happy that things have worked out. I did notice the more I gave the more I received so I never felt cheated or disappointed. My vendors are even being creative. My lenders have kicked in lenders credits, my title companies have reduced their fees-I guess it is a sign that everyone is pitching in to help make and keep new business.
Have you done anything out side the box to get a contract, listing, or close a deal?

Hi Deandrea, nothing out of the box.........just hanging on and on the phone everyday with the loan officers. Crazy market. Besides I'm not giving anything away - except my exceptional services. ;-) AND I think the sellers/buyer are paying for that.

Seems like buyers are going and asking for more these days with the market soft and lenders/sellers having to compete much more for their business.
